When Perry Dealy left Los Angeles in 1977, he made a vow never to return. The native Angelino visits his hometown occasionally, but says San Diego is truly America's Finest City in which to raise a family and run a business. "In the '70s, L.A. was a by-product of bad planning, overgrowth, congestion, smog, gangs and violence," says Dealy. In sharp contrast, San Diego offered open space, good planning, and friendly people — ingredients for a city with a promising future. And if anyone was qualified to make such observations about urban development, it was Dealy, who planned to apply his training in architecture to real estate development.
As president of Dealy Development Inc., a real estate management and development consultancy with offices in the Home Savings Tower Downtown, Dealy has been involved with several high-profile projects in San Diego, including the Qualcomm Stadium expansion, construction of Wells Fargo Plaza Downtown and the Centerside Twin Office Towers in Mission Valley. His newest and most noteworthy effort is serving as development manager for Turner Construction Co.'s Design Build Team that is building the $216 million San Diego Convention Center expansion. Dealy is responsible for securing the necessary permits, coordinating outreach programs and overseeing the myriad subcontractors and others involved in the effort. "I have been fortunate enough to be involved with some very important projects, but the convention center expansion is the most meaningful," he says. "Not only will it continue to meet the demands of the convention industry in San Diego, but equally important, it serves as a catalyst for the development of the South Embarcadero, Gaslamp and Marina districts."
Outside of Downtown, Dealy also is developing a four-building office/Research — Development Park in Rancho Bernardo and is in predevelopment on renovating the California Theater at Fourth Avenue and C Street, Downtown. He has been involved with the San Diego Airport Master Plan, San Diego Water Authority Headquarters and Caltrans District Office Headquarters Master Plan.
Somewhat of a thrill-seeker, Dealy says all of his travels include plenty of excitement. "I love my job and I work hard, but I play hard too," says Dealy. He and his wife Donna, a computer specialist with the National Fisheries Institute, recently returned from Aruba where they went on a Jeep safari to explore the Caribbean back country. "When I vacation, I take the E ticket," says the energetic Dealy. The Harley-Davidson enthusiast also spent three days surveying the island on motorcycle. Not content sipping frosty margaritas by the pool, the Dealys rode mountain bikes to the top of a volcano during a trip to Maui. And their Costa Rica vacation was spent white-water rafting in Class 4 rapids. Although Dealy enjoys traveling, he also spends a great deal of time and energy contributing to the San Diego community. He is president of Partners for Livable Places, vice chair of the Transportation Management Association, serves on the board of Lambda Alpha, a land-use economics fraternity and is a past president of the Downtown San Diego Partnership. He also is active in the Point Loma Association, a community group committed to the beautification of Point Loma, and is a past president of the Kidney Foundation.
Perry Dealy says he chose well when he moved to San Diego more than 20 years ago. "Every time I come back from L.A., it just reaffirms that I made the right decision moving to San Diego," he says. Through his business and volunteer work, Dealy believes he is developing more than real estate projects and economic opportunities for the region. He is building a better future for San Diego.
