This Generation’s Urban
Site work has begun at The Grande along Pacific Highway, where two towers are planned. The first 39-story tower will have 221 units. Construction began in April 2002 with completion of the first tower expected in fall 2004 and the second tower’s 223 units in fall 2005. Construction on a fifth two-tower project with 250 to 270 units planned, three blocks to the south between E and F streets, could start in 2005. Also under its control in the district is Island Village, a four city block residential project including one full block of 280 affordable rental units, a one-block transit-oriented condominium project adjacent to the MTDB Trolley Station and two blocks of high-rise condominium towers. Island Village projects include an as yet unnamed 230-unit, seven-story condominium project to be built by CityMark between 10th and 11th avenues where construction will start in December 2003; Park Avenue West by Western Pacific Housing; and Island Village Apartments, a Barone Galasso & Associates effort that includes 280 studio apartments, 5,000 square feet of retail space and the Palm Hotel. Another Canadian With Intergulf’s 1999 introduction into the San Diego market was the second foothold in San Diego by a Canadian developer. Headed by Nahib Faris, Intergulf’s inaugural project was Treo@Kettner, a 26-story, 326-unit condominium project that includes street-level row homes, 2,000 square feet of retail space and four levels of parking on Kettner Boulevard bounded by A, B and India streets. Completion is anticipated early in the second quarter. Intergulf recently broke ground on LaVita, a 304-unit condo project that includes three-story townhouse buildings, eight-story mid-rise towers and a 24-story tower. La Vita is on the block bounded by Beech, State, Cedar and Union streets. Completion is slated for December 2004. San Diego is Intergulf’s first venture in the United States. Suburban Giant Starts Headed by Lance Waite, Western Pacific Housing has worked the San Diego residential market for about six years. Last year it was absorbed by DR Horton, which also absorbed Continental and Shuler Homes. Together, the combined company is the largest suburban home builder year to date in San Diego County. In Downtown, Western Pacific is working on two projects with an additional two in the planning stages. The 263-unit Union Square, located at 14th and Broadway, broke ground in February and is scheduled to finish in the fall of 2004. Just starting is Park Boulevard West, 117-units on the block bounded by Market Street, 11th, 12th and Island avenues. Completion is anticipated in summer 2004. Located on India Street between Beech and Cedar streets in Little Italy, the half-block development sold all of its 72 residences. The second project, City Walk, a $40-million, 109-unit condo at Market, State, Union and G streets in the Marina district, broke ground in summer 2001. Building Big While Lankford and Associates has a small residential component eight or 16 units planned for its $150-million, 23-story office tower expected to break ground in the first quarter at 655 W. Broadway. The company, founded and run by Rob Lankford, also is developing Smart Corner, a $90-million, mixed-use, transit-oriented project that will include a residential tower where the trolley lines swing from C Street down 12th Avenue. A Museum On The Block Pinnacle Properties, headquartered in Vancouver, Canada, is building the Pinnacle Museum Tower and a portion of the Children’s Museum. The tower, at Market and Front streets, is 36 stories and consists of 182 units ranging in size from 700 square feet to 3,000 square feet. Units began selling in June 2002. Taking reservations is Trellis Fifth Avenue, a 149-unit project at Fifth and K streets. Ground breaking is planned in April with completion in December 2004. In the planning stages is Diamond Terrace, slated for a 20,000-square-foot lot at the northeast corner of Ninth Avenue and J Street. Reservations for this 112-unit condo project opens in February or March with completion planned for December 2004. Another five, maybe six, projects are in the works. Its biggest project is Renaissance, a $150 million condo with 221 residential units in two 22-story towers. Located on the block bounded by First Avenue and Front, Market and G streets, construction of the first tower is complete, with the second opening in April. Also developed by Lambert is Bella Via, planned for the 15,000-square-foot parcel at the northwest corner of India and Cedar streets. This mixed-use development will consist of about 100 units with 5,000 square feet of street-level retail and 61 parking spaces. Completion is targeted for February 2004.
