While Petco Park will be home to some 42,000 baseball fans, the area surrounding the ballpark will provide about 2,662 homes in 19 new residential projects, not including senior and SRO units.
New and familiar developers are doing everything from providing rooftop box views of the ballpark to designing the “hottest” lofts on the block to million-dollar penthouses. Here’s what residential builders are bringing to the 26-block Ballpark District.
Alta by Anka Development will be completed March 2006 on the south side of Market Street between Sixth and Seventh avenues. The 17-story mixed use project will put about 155 new units on the market.
The Lofts at 722 Market St. will yield 34 for sale, rent and lease units by OliverMcMillan. This mixed-use project should be completed March 2006.
The Mark by Douglas Wilson Cos. will add 260 units for sale, rent and lease on the block bounded by Market Street and Island, Eighth and Ninth avenues. The 31-story project should be completed in November 2006.
Further down Market bounded by Tenth, Eleventh and Island avenues is M2i by CityMark Development. At seven stories, this project offers 230 units.
At Park Boulevard, Eleventh and Island, Western Pacific Housing is nearly finished with Park Boulevard West. The building is six stories and 120 units.
Under way are negotiations with Oak Shelter Systems to build Island-Market Centre at 13th and Market streets. This project incorporates a church, retail space and 210 units that would have affordability restrictions.
Two blocks east is 15th & Market by Centex Homes. Construction is slated to begin on eight stories and 65 units to be complete in July 2005.
Diamond Terrace is being built by Intracorp San Diego at Ninth Avenue and J Street. This 113-unit condominium project began in September and should be done by May 2005.

Heating up the southeast corner of Island and 10th avenues is Fahrenheit by CityMark Development. This seven-story, multi-use project will comprise 77 lofts and shopkeeper units and begins construction in June with a June 2005 completion.
On the north side of J Street between 11th and Park, Barratt American is building Metrome, an eight-story, 184-condominium project. Completion is scheduled for July 2005.
Balancing the compass at Park Boulevard and Island, Western Pacific Housing is building Park Boulevard East. At six stories and 107 condominiums, project completion is set for March 2005.
Entrada is going up at the southeast corner of 13th Street and Island. Being developed by SRM Development LLC, the six-story, 172-unit apartment project will offer affordable rent to low- and moderate-income tenants. Completion is scheduled for May.
Creeping up at the northeast corner of Fifth Avenue and K Street is Trellis Fifth Avenue. The 10-story project is being developed by Intracorp and includes 149 condominiums slated for completion in December.
Levin Menzies & Associates LLC is planning a mixed-use project with four residential towers rising 23 stories, housing 327 units on the block bounded by J and K streets and 10th and 11th avenues, incorporating the historic Carnation Building. Such proximity to the ballpark required something special and so exclusively for Icon residents will be Icon’s Skybox, a rooftop stadium viewing terrace.

At the northeast corner of Park and K, Doug Austin plans to develop a 43-story mixed-use project to include 118 condominiums. One Library Circle should begin construction in June with completion in June 2006.
Lillian Place, a 74-unit apartment project for very low- to moderate-income families is planned for the south side of J between 14th and 15th. Plans for the project by Wakeland Housing include a special exhibit to commemorate the African-American historical significance of the site. Construction should begin in December with completion in June 2006.
On the block bounded by 10th, 11th, Park and K, Intracorp plans to develop Park Terrace, a 187-unit mixed-use, two-tower, eight- and 14-story project. Construction should begin in October with completion anticipated for February 2006.
Rounding out the ballpark district is East Village Square by JMI Realty. This mixed-use urban development includes more than 655,000 square feet of street level retail, office and residential uses on the three blocks along J Street between Seventh and Tenth. Construction is anticipated to begin in September with an expected completion for June 2007.
Overseeing Petco Park and topping off the Omni Hotel is The Metropolitan with 37 condominiums on floors 22 through 32 of the hotel. JMI began construction in September 2000 and the units should be complete in April.
Any one of these projects will get residents the best house on the block in the ballpark district and all are close enough to have dinner and walk to the game.
