Doctors Turn Developer In
Quest For Affordable Office Space






Construction has begun on this 73,000-square-foot medical campus called Doctors At EastLake and developed by doctors Michael Lenihan and Robert Olson. Robbins Jorgensen Christopher designed the five-building complex to be built in two phases.

Set to open next year, the first-phase buildings will be occupied by Lenihan, Selecky & Chadha Orthopedics, an outpatient surgery center, a physical therapy group, and an imaging center. Olson, a dentist, will occupy his 10,000-square-foot single-story building.

The second phase starts construction once a temporary Chula Vista fire station is relocated next year.

“This is the start of a growing trend, where doctors — who are under increasing pressure from lower insurance company reimbursements — are taking responsibility for their financial future and choosing to build their own facilities for long-term equity return,” says John Turpit, the project designer from Robbins Jorgensen Christopher. “Instead of paying high medical office lease rates, they now have a vested interest in the building(s) they do business in. Lenihan, Selecky & Chadha Orthopedics is one of the first San Diego medical practices to implement this build-to-suit-to-own process, and we expect that many other doctors will follow suit in the near future.”
