The law firm of Peterson & Price has become the first tenant moving into Broadway 655, the Class A office high-rise in Downtown San Diego being completed by Lankford & Associates Inc. Other tenants are scheduled to move in over the next several weeks. An official grand opening will be held later this year, says Rob Lankford, president of the development company.
“We’re looking forward to a formal civic celebration to show off Broadway 655 and all that is under way in the west side of Downtown,” Lankford says. “For now, we are focused on helping our first tenants get settled. Talk about a milestone that’s a long time coming almost 14 years since anyone had the opportunity to move into new Class A space Downtown.”
Ed Whittler, senior attorney with Peterson & Price, says his firm is thankful to be in a larger, more convenient space in a new landmark building. “Not only is the space more efficient and productive than what we had before, but the views are amazing,” says Whittler. He praised the parking at the site, a major concern in other Downtown locations. “The parking is 10 times better than what we were dealing with before. Not only are there plenty of spaces, but the spaces are wider with more room to maneuver.”
Peterson & Price occupies 10,000 square feet on the 16th floor. Other tenants now scheduling their moves are the law firm of Lerach Coughlin Stoia Geller Rudman & Robbins LLP (formerly Milberg Weiss Bershad Hynes & Lerach LLP); Best, Best & Krieger LLP; Five Star Parking; and Lankford & Associates. Lankford said other leases are in negotiation.
Broadway 655 (online at broadway655.com) is a 410,000-square-foot mixed-use development with 356,000 square feet of office space, parking for 765 cars, 16,677 square feet of restaurant and retail space, and a four-story residential component on the E Street side.

TSA Contracting has begun work on a data center expansion for the County of San Diego’s Hall of Justice at 330 W. Broadway, Room 357. The scope of work involves the demolition of an existing office to provide an enlarged area of 880 square feet for the data center. Completion is expected by Jan. 1. Yvonne Roper is the owner’s representative.
Randall Lamb Associates Inc. is the prime architect and engineer. Design and architecture was provided by Dowler-Gruman Architects. TSA representatives include David Cervantes as superintendent, John Very as senior project manager and Delores Dorman as project coordinator.

Bank of America signed a 10-year, $1.14 million lease for 2,452 square feet of mixed-use space in Gaslamp City Square Phase II, now under construction. When completed in the first quarter of 2006, it will occupy the northern portion of the block bounded by Fourth, Fifth and Island avenues and J Street. TSA Contracting completed construction of a new Trophy’s Sports Grill at Sixth Avenue and K Street, a block west of Petco Park. It’s on the ground floor of the new 149-unit Trellis condominium project. The 6,300-square-foot restaurant is the sixth location for Trophy’s. A new mezzanine was added to the existing shell. Amenities include 21 TV locations, two sports ticker boards, a 10-foot high trophy and memorabilia case at the entry as well as another case around the mezzanine, and outdoor patio seating along K Street. The owner is Trophy’s Ballpark LLC. Design and architecture was provided by James Schmidt Architecture. TSA representatives include David Cervantes as superintendent, John Very as senior project manager and Delores Dorman as project coordinator.
