Port Commissioners Choose Team

To Redevelop Seaport Village Property

The San Diego Board of Port Commissioners voted unanimously Tuesday to select the Seaport San Diego development team to proceed with a $1.2 billion plan to redevelop Seaport Village.

Seaport San Diego’s 70-acre, 2.2 million-square-foot design includes a mix of hotels, shops, restaurants, a public beach, an aquarium, an educational facility, a Smithsonian Media attraction, and a 480-foot observation tower.

AVRP Skyport Studios’ plan for the project is led by Principal Randy Robbins working with principal and design leader Frank Wolden and Principal Doug Austin.

The coalition submitting the plans is called 1HWY1.

“Seaport San Diego provides an amazing opportunity to link our city’s greatest assets,” said Wolden. “As Seaport lives up to its ultimate goal, it will be 70 acres that knits together the bay, the city, the air, Coronado Bridge, and the Midway Museum into incredible experiences.”

The board’s action formally concluded the competitive process, where five other proposals had been submitted. The next step would be for port staff to conduct additional studies on the Seaport San Diego plan before returning to the board with an update and a preliminary agreement for consideration around mid-2017.

According to port staff, the redeveloped property is projected to produce $22 million in annual rent after full buildout in 10 years.

Collaborating on the project to date includes: Vaughn Davies, known internationally for precedent-setting and large-scale waterfront projects. For Seaport San Diego, he has been working with the team in the planning of the waterfront and public spaces. BIG (Bjarke Ingels Group) has provided design for Seaport San Diego’s iconic aquarium. BIG is a Copenhagen and New York-based group of designers. Also, internationally-renowned lighting artist Peter Fink, who won the international competition to transform the Coronado Bridge into a light sculpture using renewable energy, has been working with the team to develop special artistic lighting for Seaport San Diego.

“The HP San Diego campus aligns well with Swift’s successful track record of acquiring and repositioning corporate real estate and will be a great addition to our Southern California portfolio,” said Steve Blue, Swift Real Estate Partners’ managing director for Southern California. “Moreover, we are excited to now include HP into our tenant line-up and work with them to enhance the campus for the benefit of their employees.”

Louay Alsadek, Alex Somerville, Hunter Rowe and Brad Black of CBRE represented Hewlett-Packard in the sale.
